The roof is an integral part of any structure. Not only does it protect the foundation, but it also enhances the building’s aesthetic appeal. It’s vital to nurture your roof so you can preserve your historic building’s value.

Historic homes and buildings are usually supported by slate brick materials or flat metal textures. These are durable items that help preserve a building’s historic character. Although these roofing materials are sturdy, they aren’t invincible. Over time, a roof loses its value because of fading, discoloration, the effects of inclement weather, and other cumulative issues.

Historic Roof Restoration Best Practices

There’s no excuse not to have a maintenance strategy for your roof, especially if you’re managing a building that has historical significance. This is a disservice of massive proportions. But providing proper upkeep doesn’t have to be an expensive chore. Just make sure you have a solid game plan: 

Retain the Shape and Original Features

First, you’ll need to have an experienced contractor examine the entire structure of the roof. During this process, you’ll need to measure the size of the building. Document details about the shape, pitch, and style features, including cresting and finials, which are fence-like decorations that usually rest on the trim of the roof. Take note of any roof features that could use a makeover. This could be anything from the parapets to cornices and chimney flues. Install New Elements

Once you’ve analyzed the building, it’s time to make some much-needed upgrades. But before you go out and install new technological features, make sure these elements don’t damage the original structure. Just make sure they’re not visible from the sidewalk or the opposite side of the street. 

Perform Maintenance on the Chimney

Preserving your chimney is vital, even if it no longer offers a practical use. Don’t cover the chimney with any stucco or veneers unless they are the same material as the original. Use a soft, historic-mortar mix to gently clean the inside of the chimney. Finally, you’ll want to add new concrete, slate, or stone caps to preserve the chimney as an architectural feature.

Preserve the Gutters and Downspouts

It’s crucial to keep your gutters in proper working order. But keeping them functioning isn’t enough. If you start to notice any damage or deterioration, then a repair or replacement becomes necessary. When new gutters are needed, the most appropriate option for you to consider is half-round units because they are adjustable and easy to install. After performing work on the gutter system, make sure all downspouts are properly placed. Ensure each drain does not face the foundation of the building so no water seeps into the ground level.

Take Care of the Skylights

The final step in this maintenance process is to preserve or replace the skylight systems. Most of the time, it’s best to replace the original skylight with a new design. Your most appropriate option is a style that either lies flat or flush on the roofline. When performing the installation, make sure it’s placed in an inconspicuous area, either on the rear of the roofline or behind the gables.
